Water Leak Detection

Water Leak Detection in Arizona

Water leak detection in Arizona means locating a failing supply line before it destroys your yard, your foundation, or your water bill. LeakLab finds underground water lines, main line breaks, and leaks inside walls and under concrete. Because we locate it acoustically first, there is no trenching to go looking. You get the spot marked and a written report instead.

What We Find

What Water Leak Detection Covers

Water leak detection covers the pressurized lines that carry water into and through your home. Unlike a drain problem, these lines are under pressure constantly, which means the leak never stops running.

Underground water lines

The buried supply running from the meter to the house. Consequently these leaks often show as soft ground or an unexplained bill long before anything appears indoors.

Main and service line breaks

A failure between the street and the meter, or just past it. Usually the first symptom is pressure loss across the whole house.

Slab leaks

Lines running under the concrete foundation. For a full breakdown of those, see our slab leak detection page.

Interior wall and ceiling leaks

Supply lines inside framing. Often the only evidence is a stain, a warm patch, or a smell.

Irrigation and hose bib lines

Landscape tie-ins fail quietly in Arizona soil, especially after monsoon season.

Pressure gauge on an outdoor water line during a LeakLab zone pressure test

Pools, spas and water features run on separate plumbing, so those have their own process. You can find them under pool leak detection and spa leak detection.

Warning Signs

Signs You Need Water Leak Detection in Arizona

A pressurized leak hides. These are the signals Arizona homeowners notice first.

A water bill that climbed on its own

Nothing changed about your household, yet the bill went up. Since a pressurized leak runs every hour of the day, it registers on the bill well before it surfaces anywhere you can see.

Pressure that dropped across the house

Water escaping underground never reaches your fixtures. Therefore a gradual loss of pressure at every tap, rather than one, points to the supply line rather than the fixture.

Soft or soggy ground in dry weather

Arizona soil does not stay damp on its own in June. A wet patch, sunken area, or unusually green spot in the yard usually sits directly over a failing line.

The meter moves with everything off

Shut down every fixture and appliance, then watch the leak indicator on your meter. If it keeps turning, water is escaping somewhere past the meter.

Running water you cannot locate

Stand still in a quiet house. Hearing water move inside a wall, ceiling, or floor means something is flowing that should not be.

Stains, warm spots, or bubbling paint

Moisture from a supply line inside framing shows up as discoloration, a warm patch of drywall, or paint lifting away from the surface.

A musty smell with no visible source

Where moisture sits long enough, mildew follows. Consequently a persistent musty odor in one room is worth investigating even without a visible stain.

Cracks appearing in floors or walls

Water saturating soil under a foundation makes it move. As a result, new cracks in tile, drywall, or baseboards sometimes trace back to a leak rather than settling.

Our Process

How Water Leak Detection Works

Our water leak detection process isolates the failing line before anything gets opened up.

LeakLab leak detection van parked outside an Arizona home

First, water loss evaluation

We measure the actual rate of loss at the meter and separate it from normal household use.

Next, structural inspection

Visible fixtures, valves and connections get checked first, because the obvious causes are worth ruling out early.

Then pressure testing

Each line is isolated and tested individually, so we know exactly which one is failing rather than simply that one is.

After that, electronic and sonar detection

Acoustic equipment narrows the position of the leak to within inches.

Thermal confirmation follows

A hot water leak also registers as a heat signature through concrete or drywall. Therefore we confirm the acoustic find against it, which removes the ambiguity.

Finally, written reporting

You get documentation of what we found and exactly where it sits.

Every hour it runs, it costs you.

A pressurized water leak does not pause overnight and it does not wait for a convenient week. Finding it early is the cheapest thing you will do about it.

Why Choose Us

Why Choose LeakLab for Water Leak Detection in Arizona

Diagnostics is the whole business

Most companies offering water leak detection in Arizona are plumbers who locate leaks between repair jobs. LeakLab, however, is a diagnostic company. Finding water loss under ground, concrete and hardscape is what we do, and we have done it on more than 1,000 properties across Maricopa County.

We find it before anyone digs

Exploratory trenching is the expensive way to locate a leak. Instead, acoustic equipment and pressure isolation narrow it to inches first. As a result, the excavation is a small hole in one place rather than a trench across your yard.

Two methods, never one guess

Every leak gets confirmed across independent methods before we mark the spot. Acoustic narrows it. Thermal verifies it. That is why we can stand behind the location for two years.

Homeowners and property managers both

Commercial and multi-unit properties lose water the same way houses do, only at a larger scale and often unnoticed for longer. Since we work for property managers across the Valley as well as homeowners, the same process applies either way.

I highly recommend using an honest company like this one, Brandon and I were texting pictures of my system and the issues and he was able to point me in the correct direction. I made a mistake that no real pool guy would have made. Instead of lying to me and charging me anything he just called out what he saw wrong. I am not say just call him just for advice, he is a business however his conversation relieved so much stress. We just had concrete poured and coated in 16k worth of rubber coating all around the pool. We thought we were going to break into the concrete since we dug up the lines all the way to the edge of the concrete without finding any leaks. Brandon is a real person understanding all the hard work I had put in and just pointed me in the right direction to change everything. If you are having any pool leaking issues and issues with your pool system call LeakLab AZ and Brandon will help you out.

Great service! Brandon was very professional and fixed everything up so fast, even over the holidays. Hopefully the pool pump doesn’t have another issue but if it does, I will definitely be calling him again.

FAQ

Water Leak Detection FAQs

How do you find a water leak underground without digging?

Acoustic equipment. Pressurized water escaping a buried pipe makes a sound that carries through soil, and correlation equipment narrows that sound to within inches. Then we mark the spot, so digging happens in one place instead of across the yard.

How do I know if I have a water leak?

Check your meter. Turn off every fixture and appliance that uses water, then watch the leak indicator, the small triangle or dial that moves when water flows. If it still turns, water is escaping past the meter. For confirmation, record the reading, wait two hours, and read it again.

How much does water leak detection cost in Arizona?

Estimates are free, so call and we will quote it before coming out. Detection is a flat diagnostic fee that includes the written report. Repair is quoted separately, because the cost depends entirely on where the leak turns out to be.

Is a water leak covered by homeowners insurance?

Usually the resulting damage is covered while the failed pipe is not. However, coverage for accessing the line varies by carrier, and a leak that has run for months is often denied as gradual. Ask your carrier how it treats sudden versus gradual loss. A written report with photos is what most adjusters want, and we provide one on every job.
