How Commercial Water Leak Detection Works
First, water loss evaluation
Meter readings, bill history and autofill run times tell us how much water is going missing per day, and which systems are plausible suspects.
Next, a walk of the property
Equipment rooms, backflow assemblies, irrigation manifolds, expansion joints and surface staining. On a large site this step alone often halves the search area.
Then system isolation
We shut and test one section at a time. Several systems usually share one meter, and proving which one is failing is most of the job.
After that, pressure testing
Each suspect line is pressurised and held. A line that holds is cleared and set aside. A line that drops is measured, so we know how badly it is losing.
Electronic and acoustic detection follows
Ground microphones, correlators, tracer gas, thermal imaging, sonar and dye turn a failing line into one marked spot on the surface.
Finally, a written report the same day
Location, method, pressure readings and photographs, in a form you can forward to a contractor, a board or an insurer.

Can you find a leak without shutting down the property?
Usually, yes. We isolate one section at a time, so the rest of the site keeps water. Where a full shutdown is unavoidable for a pressure test, we take the quietest window you have and keep it as short as the test allows.
How do you tell which tenant or building the leak belongs to?
By isolation and pressure testing. We close and test one riser, building or zone at a time until the loss follows a specific line. That is what makes the finding usable when a repair cost has to be allocated between an owner and a tenant.
My water bill jumped but there is nothing visible. Is that a leak?
It often is. In Arizona a buried line can lose a great deal of water into caliche or under paving and never surface. A meter test and a section by section isolation will tell you whether the water is going into the ground, and which system is losing it.
